Richmond Real Estate Market

Like much of the region surrounding Lexington, Richmond has a moderate real estate market with some good opportunities available for homebuyers. It is easy to find a home for sale here that fits just about any need. And, the area remains very affordable. The median sale price for a home in Richmond as of January of 2018 was $165,000. That is about $100 per square foot, and very comparable to surrounding bigger cities. Over the previous 12 months, home values have not changed much, but there is increasing demand here.

From May of 2017 through August of 2017, more than 170 homes were sold in the Richmond area. As of January of 2018, there are over 360 homes listed for sale. This large inventory of homes for sale coupled with the area’s affordable home prices makes Richmond an exceptional area for buying a home. It offers the affordability ideal for new homeowners, too.

Those who wish to buy a home in Richmond can choose from many styles. Many of the homes where were built in the 1950’s and beyond, though a larger influx of development occurred in the early 2000’s. Home styles are varied too, with most homes being single-family homes such as Tudors, ranches, and Colonial structures. Condos, apartments, and townhomes are also available throughout the community.

Richmond Community Amenities

There are many recreational opportunities in Richmond. Residents can be a part of the Lake Reba Recreational Complex, for example. The complex is home to Paradise Cove, a large aquatic center in the city. There is also a mini golf area and batting cages here. For those who want to do a bit of shopping, that can be done in several areas of the city. The area serves as an important commercial region for the entire region.

Richmond Neighborhood Highlights

  • The city of Richmond is easy to navigate along US Route 25 and US Route 421.
  • The Central Kentucky Regional Airport, located in Richmond city limits, is the largest public airport in the area and is only minutes from Lexington.
  • The EKU Center for the Arts is a newer establishment in the city.
  • Eastern Kentucky University is a prominent component of the city. Many of the large buildings in the city’s skyline are a part of this university.
  • Along the downtown area of the city are several Victorian-style buildings. This is the city’s business district, but there are various walkable areas in this area as well.

Richmond School Information

Richmond is home to many students. Most will attend Madison County Public School System schools. There are two high schools in the community itself including the Madison Central High School and Model Laboratory School. For those who wish to attend private schools, there are several located in the county. And, Eastern Kentucky University is located in Richmond, providing an excellent option for students.
